Custom Home Builders in Naperville
Seven of the homes in our gallery are in Naperville. It is the town we have built in most, and the city's review process holds no surprises for us.
More of our work is here than anywhere else
Naperville is the single largest cluster in our portfolio. Seven finished projects, including a whole-house remodel, across a city that runs from a nineteenth-century historic core to subdivisions built last decade. That range is why the experience matters: a teardown near downtown and a new home on the south side are different jobs with different reviews, and knowing which is which before you start is most of the battle.
Naperville runs a genuinely thorough plan review and its own municipal utilities, which means more coordination than a smaller village but also fewer unknowns once you are through. Submitting something complete is the whole strategy. We have done it enough times to know what complete looks like here.

Downtown teardowns and south-side new builds
Near the historic core you are working on narrow lots with preservation questions, careful construction access and neighbours who have watched every build on the block. Further south it is larger lots, HOA architectural review and subdivisions with their own covenants. Both are routine for us. They are not the same project and we do not price them the same way.
- City plan review treated as a scheduled phase with a real duration
- Historic district requirements confirmed before design near downtown
- HOA covenants read and designed to where a subdivision has them

Questions
Asked in Naperville
Something not answered here? Call (847) 380-8212 and ask us directly.
Can we visit one of your Naperville homes?
Possibly. Seven are in the gallery and some owners are happy to show people round. We will ask on your behalf and we will not push if the answer is no. Where it is, we can usually show you something comparable nearby.
How long is the permit process in Naperville?
Several weeks for a complete submittal on a single-family home, longer if the plans come back with comments or if the property is in the historic district. The city reviews properly, which is slower up front and much better once you are building.
Do I need HOA approval as well as a city permit?
In many Naperville subdivisions, yes, and the HOA review is separate from and additional to the city's. Some associations have detailed architectural standards. We read the covenants before designing rather than after submitting.
What drives the cost of a Naperville custom home?
Lot cost, the level of finish, and how much site work the parcel needs. Square-foot averages are close to meaningless across a city this varied. We will give you a real range for your specific lot and programme.
