Libertyville, Illinois
Building and Remodeling in Libertyville
Libertyville mixes century-old houses near downtown with 1990s subdivisions on the edges, and a river that decides what is possible on some of them.
Two different towns, depending on the address
Work near the centre of Libertyville means older houses on compact lots: plaster, balloon framing in the oldest of them, undersized service and a village that cares what the street looks like. Work out toward the newer subdivisions means well-built nineties and two-thousands homes with dated plans and plenty of structure to work with. The approach and the cost drivers are genuinely different, so we do not quote them the same way.
The Des Plaines River runs through the township and the floodplain maps matter more here than people assume. A property can sit well away from the water and still be in a regulated area, which changes what you may do to the basement and what the permit requires. We check it against the address rather than against the view out of the window.
Check the map first
If your project touches the lower level or adds square footage, ask us to check the flood maps for your address before you spend anything on design.

Custom Home Building
Skycrest builds ground-up homes on your lot or one of ours, across Barrington and the northwest suburbs. We are at the table before the plans are final, which is where the money is really spent.

The kitchen is the room the house runs on. We rebuild it around traffic, reach and clearance first, then make it look the way you want it to look.

Primary suites, hall baths and powder rooms. A bathroom is the smallest room we build and the one that punishes a shortcut fastest, because water finds every gap you leave it.

One builder across a varied housing stock
Libertyville asks a builder to be comfortable with a 1915 foursquare and a 1998 colonial in the same month. What carries across both is the discipline: look before quoting, engineer the structural work, pull the permits, and put one person on site who knows the whole job. The techniques change with the house. The process does not.
- Floodplain status confirmed against the address before design
- Older framing and plaster assessed properly, not assumed
- Permits and inspections on every element that requires them

Something not answered here? Call (847) 380-8212 and ask us directly.
Can I finish a basement near the Des Plaines?
Sometimes, with restrictions, and sometimes not at all. Regulated floodplain and floodway properties have real limits on below-grade finished space and on what counts as a substantial improvement. It is the first thing we check, because it can change the entire project.
Do you work on older homes near downtown?
Yes, and they take a different kind of attention. Balloon framing, plaster keys, original windows and a service that was sized for far less load. The work is more careful and the surprises are more frequent, which is why we look before quoting.
What is the village like to permit with?
Reasonable and thorough. Libertyville expects a complete submittal and it inspects properly, which from a homeowner's point of view is a good thing. Complete drawings go through without drama.
