Custom Home Builders in Lake Forest

Historic streets, ravines and some of the most carefully reviewed architecture on the North Shore. In Lake Forest, design approval is part of the build.

Design review comes before the permit

Lake Forest reviews how new homes and significant exterior changes look, not just whether they meet code. New residences and many additions go before the city's Building Review Board, and properties in a local historic district also answer to the Historic Preservation Commission. Massing, materials and how a house sits on its street all get a close look.

We plan for that review as its own phase, with drawings and material selections ready to answer the questions the board will ask. Lots near the ravines or the Lake Michigan bluff add another layer, with setback and slope rules that affect where and how you can build.

Custom Home Building

A new house that belongs on an old street

The best new houses in Lake Forest look like they have always been there. We work with your architect on proportions, materials and detailing that suit the neighbourhood, then build to the drawings the board approved, without substitutions that quietly change the look.

  • Review board and historic district submittals built into the schedule
  • Ravine and bluff setbacks mapped before design
  • Materials and details built exactly as approved

Something not answered here? Call (847) 380-8212 and ask us directly.

Does my project need Building Review Board approval?

New homes do, and so do many additions and exterior changes. The city decides what triggers review, so we confirm it for your specific project early rather than finding out at permit time.

What if my house is in a historic district?

Then exterior changes and demolition are also reviewed by the Historic Preservation Commission. It adds time, not impossibility. We plan the submittal and the schedule around it.

Can I build on a ravine or bluff lot?

Often, but the setbacks and slope rules can shrink the buildable area considerably, and drainage needs extra care. We map those limits before you commit to a plan size.

Can you work with the architect I already have?

Yes, and the earlier we join the better. Coming in before the drawings are final lets us flag the site and cost consequences while they are still cheap to change. We have worked alongside plenty of architects in this corridor and the relationship is straightforward.

Where Lake Forest is

Lake County, on the North Shore. A longer drive than our Barrington-area work, but still a site visit, not a trip.
