Custom Home Builders in Highland Park

Lake Michigan bluffs, wooded ravines and established streets. In Highland Park, the lot and the neighbourhood shape the house as much as the floor plan does.

Ravines, bluffs and older streets

Highland Park runs along the Lake Michigan shoreline, and many of its best lots sit on or near a ravine or the bluff. Those parcels come with slope and setback rules that can shrink the buildable area well below what the acreage suggests, and drainage needs more care than it does on flat ground.

The city is in Lake County, so larger projects typically go through the Stormwater Management Commission's watershed review, and properties with historic significance can draw preservation review before demolition or major exterior changes. We map those limits before design starts, so the plan fits the lot the first time.

Custom Home Building

Rebuilding on an established street

Many Highland Park projects start with an older house that no longer works. We help you weigh a remodel against a rebuild honestly, then design and build something that sits comfortably beside its neighbours instead of towering over them.

  • Ravine, bluff and setback limits mapped before design
  • Remodel and rebuild priced side by side
  • Stormwater and preservation reviews built into the schedule

Can I build on a ravine or bluff lot?

Often, but slope and setback rules can reduce the buildable area considerably, and drainage needs extra care. We map those limits before you commit to a plan size.

Should I remodel or rebuild?

It depends on the structure, the mechanicals, the lot and what you want the house to become. We look at the house with you and price both paths honestly.

Will my project need a Lake County stormwater permit?

Most new homes and larger additions do, because the threshold is based on how much ground you disturb and how much hard surface you add. We check it against your parcel early.

Can you work with the architect I already have?

Yes, and the earlier we join the better. Coming in before the drawings are final lets us flag the site and cost consequences while they are still cheap to change. We have worked alongside plenty of architects in the north suburbs and the relationship is straightforward.

Where Highland Park is

Lake County, on the North Shore. A longer drive than our Barrington-area work, but still a site visit, not a trip.
