Custom Home Builders in Glen Ellyn

Glen Ellyn has genuine hills by Chicagoland standards, and on a sloping wooded lot the grade decides more about the house than the floor plan does.

The moraine is why this village looks like it does

Glen Ellyn sits on glacial moraine, which is why the streets roll and the tree cover is so good. For a builder that means two things. First, a walkout or lookout lower level is realistically on the table on a lot of parcels here, which is free living space if the house is designed to use it. Second, excavation, retaining and drainage are all more involved than on flat ground, and they have to be engineered rather than estimated.

The trees are the other constraint, and they are the thing people buy the village for. Protecting a mature oak through construction means fencing the root zone properly and keeping equipment out of it, which has to be planned before the excavator arrives rather than negotiated once it is parked.

On a Glen Ellyn lot it is the single most useful document. We will tell you what the fall allows before you commission a design that ignores it.

Letting the slope do the work

The expensive way to build on a sloping lot is to cut a flat pad and set a standard house on it, which produces retaining walls, odd entries and water running the wrong way. The better approach uses the fall: the lower level opens to the garden, the entry sits naturally at grade, and the yard drains away from the house without a structure holding it back.

  • Topographic survey before any design, every time
  • Walkout or lookout evaluated against the real fall across the footprint
  • Tree protection fenced and enforced through the whole build

Can I get a walkout basement in Glen Ellyn?

On many lots yes, and the survey settles it. Roughly six to eight feet of fall across the length of the house gives a true walkout. Less than that still often gives a lookout, which is a long way better than a dark basement.

How much does building on a slope add?

More excavation, sometimes retaining, and always more careful drainage. The offset is a lower level with real windows, which is usually the cheapest square footage in the house. We price both sides so you can see the trade.

What does the village require about trees?

Glen Ellyn protects its canopy and removals generally need permits. During construction, protected trees need genuine fencing rather than a note on the plan. We build that into the site logistics, which constrains staging on a wooded lot.
