Custom Home Builders in Northbrook

Mature neighbourhoods, good schools and plenty of mid-century houses on solid lots. In Northbrook, the question is often whether to add on or start again.

Add on, or start again

A lot of Northbrook was built out in the decades after the war, and many of those ranches and split levels sit on lots that can carry a much larger house. Some are worth opening up and adding to; others cost more to fix than to replace. We look at the structure and the lot with you and give you an honest comparison before you commit.

The village is in Cook County, so larger projects can also fall under the Metropolitan Water Reclamation District's stormwater ordinance, and parts of Northbrook sit in mapped floodplain. We check the flood maps and the village's zoning limits for your address before design starts.

A bigger house on a lot you already like

Staying in the neighbourhood is often the reason to rebuild rather than move. We work out what the zoning allows, design a house that uses the lot well, and keep the schedule clear so you know when you can move back in.

  • Addition and rebuild priced side by side
  • One schedule and one point of contact from start to finish

Is it better to add on or rebuild?

It depends on the structure, the foundation, the mechanicals and how much you want to change. We price both paths honestly so the decision is based on real numbers.

Is my lot in a floodplain?

Parts of Northbrook are. We check the current flood maps for your address before any design work, because it can affect the foundation, the lower level and the permit.

Can we live in the house during an addition?

Sometimes, on a phased project. For larger additions it is usually faster, safer and cheaper to move out for the duration. We talk it through when we plan the schedule.

Can you work with the architect I already have?

Yes, and the earlier we join the better. Coming in before the drawings are final lets us flag the site and cost consequences while they are still cheap to change. We have worked alongside plenty of architects in the north suburbs and the relationship is straightforward.
