Custom Home Builders in Lake Barrington

Lake lots, wooded parcels and established homes ready for their next owner. In Lake Barrington the ground and the water decide more of the plan than the floor plan does.

Water shapes almost every lot here

Lake Barrington takes its name from the water, and most parcels in the village feel it somewhere: a lake edge, a wetland at the back of the lot or a slope that sends runoff toward a neighbour. The village sits in Lake County, so new homes and larger additions typically go through the Stormwater Management Commission's watershed development review, with wetland buffers and detention to account for.

Many parcels are also on private well and septic rather than municipal service, which puts the health department in the approval chain and limits where the house can sit. We start both reviews together and treat them as a scheduled phase with a real duration, not something to push through at the end.

Custom Home Building

Building close to the water

A view of the water is the reason to buy the lot and the reason to be careful with it. We set the house where drainage, setbacks and the septic field allow, grade the site so water moves away from the foundation rather than toward the lake, and keep equipment off the trees and shoreline that make the lot worth having.

  • Watershed and health department reviews started together
  • Foundation and grading designed around drainage and the water table
  • Staging and access planned before any clearing starts

Questions

Asked in Lake Barrington

Something not answered here? Call (847) 380-8212 and ask us directly.

Will my project need a Lake County watershed permit?

Most new homes and larger additions do, because the county's threshold is based on how much ground you disturb and how much hard surface you add. We check it against your specific parcel early rather than guessing either way.

Is my lot on well and septic?

Many Lake Barrington lots are. If yours is, the septic field and its reserve area limit where the house or an addition can go, and the health department has to approve the plan. We confirm it before design starts.

Can you remodel or add on instead of building new?

Yes. Plenty of Lake Barrington houses have a great setting and good bones. We look at the structure, septic capacity and setbacks first, because those decide how much you can add.

Can you work with the architect I already have?

Yes, and the earlier we join the better. Coming in before the drawings are final lets us flag the site and cost consequences while they are still cheap to change. We have worked alongside plenty of architects in this corridor and the relationship is straightforward.
