Building and Remodeling in St. Charles
The Fox River is the best thing about St. Charles and the first thing to check on any project near it.
River town, river rules
St. Charles grew up around the Fox, and properties near the river sit inside regulated floodplain and sometimes floodway. That affects what may be built, how low a floor may sit, and whether a remodel crosses the substantial improvement threshold that would force the whole building into current flood compliance. It is the first thing we check and it occasionally changes the entire project.
Away from the river the constraints are more ordinary: an older housing stock on the east side with the usual pre-war surprises, newer subdivisions further out, and a city that reviews properly. The work is varied, which suits the way we operate, because we look at each house before deciding how to approach it.
Near the river?
Ask us to check the flood maps for your address before you spend on design. On a riverside property that one check can redefine what is possible.

Older houses on the east side
The streets east of the river hold a lot of genuinely old housing stock, with the characteristics that come with it: balloon framing, plaster, limestone foundations, services that have been extended rather than replaced. Working on them well means slower demolition and a willingness to stop and look when something does not match the assumption.
- Floodplain and floodway status confirmed against the address first
- Older foundations and framing assessed properly before quoting
- Historic district requirements established where they apply

Something not answered here? Call (847) 380-8212 and ask us directly.
How do I know if my property is in the floodplain?
The city and the county hold the mapping and we check it against the address. Proximity to the river is a hint, not an answer. Properties that look well clear can be in a regulated area and properties near the bank sometimes are not.
What is the substantial improvement rule?
If the cost of improving a structure in a regulated floodplain exceeds a set share of its value, the whole building must be brought into current flood compliance. That can turn a kitchen remodel into a far bigger project, which is why the check comes first.
Do you work this far west?
Yes. St. Charles is at the western end of where we build and we do take work here. If the job is small enough that the travel makes us the wrong choice, we will say so rather than quoting it and resenting the drive.
