Downers Grove takes stormwater seriously, and on a new build that is not a box to tick. It is a design input that shapes the site plan.

Water management is part of the house here

The village has a long memory for flooding and its stormwater requirements reflect it. Replace a 1,400 square foot ranch with a 3,800 square foot house and you have added a great deal of roof, driveway and patio, and that added runoff has to be accounted for. Depending on the property that can mean detention, restricted release, or storage under a driveway or a yard.

None of that is exotic and all of it costs money that belongs in the budget from day one. The projects that go badly are the ones where the stormwater solution gets designed after the house, when there is nowhere left on the lot to put it. We size it alongside the footprint instead.

Budget for the water

Ask us what the stormwater requirement is likely to be on your lot before you set the house size. It is a real number and it is far better known early.

A teardown rebuild on a street of mixed eras

Downers Grove blocks often hold four decades of housing side by side, which gives a new house more latitude than a uniform street would. That is not a licence to ignore the context. The replacements that look right are the ones that pick up the setback line and the roof scale of their immediate neighbours, even while being plainly newer.

  • Stormwater detention sized with the footprint, not after it
  • Lot coverage and setbacks confirmed against the parcel before design
  • Demolition, utility disconnect and sewer capping scheduled as real work

Something not answered here? Call (847) 380-8212 and ask us directly.

Will I need stormwater detention for a single house?

It depends on how much impervious area you are adding and on the village's current thresholds. On a substantial teardown rebuild, frequently yes. We check it against your parcel early because it affects both the budget and where things can sit on the lot.

How much does the stormwater work add?

It varies widely with the solution: surface grading is cheap, underground storage is not. Getting a realistic figure requires looking at the lot. What we will not do is leave it out of the quote and let it appear later as an extra.

Can I build on an existing foundation?

Rarely worth it. Older foundations were built for lighter loads and shallower basements, and anything you find wrong after framing starts is expensive. We will tell you honestly if yours is one of the few exceptions.
