Building and Remodeling in Long Grove

We have three finished projects in Long Grove, which means the village's rules, its inspectors and its septic realities are not new to us.

Work we have actually done in this village

Long Grove shows up in our gallery more than most towns its size. That matters less as a credential than as a practical thing: we know how the approvals run, which questions the village asks, and what a Lake County health department review does to a schedule. None of that is in a brochure, it just comes from having been through it.

The work here splits two ways. New homes on the larger parcels, and significant remodels on the eighties and nineties houses that have good bones and a dated plan. Both benefit from the same thing, which is deciding the hard parts early instead of discovering them in week six.

Three of the projects in our gallery are here in the village. Ask us what went wrong on any of them. There is always something, and how it got handled is the useful part.

Remodeling & Additions

Remodels on houses that are now thirty years old

A lot of Long Grove's housing stock is reaching the age where it needs more than a refresh. Original mechanicals, kitchens planned around a wall oven and a cooktop island, primary baths with a layout nobody would draw today. The structure is usually sound, which makes these good candidates for real reconfiguration rather than cosmetic work.

  • Septic capacity checked before any fixture count changes
  • One contract covering structural, mechanical, and finish trades
  • Written schedule you can hold us to, updated when it moves

Questions

Asked in Long Grove

Something not answered here? Call (847) 380-8212 and ask us directly.

Do you have projects we can look at in Long Grove?

Yes, three in the gallery. If you want to see one in person and the owner is willing, we will ask. Some are happy to show people round and some are not, and we never push it.

Does a remodel here need a watershed permit?

Only if it disturbs enough ground or adds enough impervious surface, so an interior remodel generally does not and an addition often does. We confirm it rather than guessing, because getting it wrong means a stop-work order.

What is the historic downtown area like to work in?

Tighter. The historic district has its own expectations and the lots behave differently from the three-acre parcels. If your property is in or near it, say so early, because the review path is not the same.
